Stress or Satisfaction

Has your experience satisfied you such that you will recommend Centex to others?
If you are an experienced buyer (not your first home) what can you recommend to any new buyer to reduce their stress and anxiety?

With a builder that BIG they will have law suits. But just imagine if you need legal assistance against Centex. Need deep pockets unless you can get the system to work with you.

WARNING!!!! Don't trust your Centex Agent to fully disclose all contract terms. I found out the hard way!! When confronting Centex, I was told tuff s##t!! They assume absolutely no responsiblity for their actions.

Buyer Beware!! Take your contract to a Lawyer. Have it read. It may come back to bite you!

Centex Homes built 14 houses on one Houston TX street between 1999-2000. 5-years later all the wood trim is rotting out due to using non treated wood on every house. Centex sent it's paid inspectors whom claimed no default by Centex (go figure), then had their attorney send letters saying you can't sue and Centex claims no responsibility. The homeowners will have to eat the cost of several thousand dollars of repair per house. The untreated wood began wicking water from day one of construction before being primed or painted but according to Centex; city code allows this type construction. Centex must be in the business of losing repeat customers because of their in-actions to customer complaints of "doing the right thing" just lost 14 more future home buyers, along with the bad referrals that will result of this. For one house sale lost Centex could have made all the repairs. This truly has to be the sign of a builder that does not give a crap about it's product or the consumer. Talk about there goes the neighborhood; the actions of Centex has devalued the subdivision and every homeowners investment.

We just purchased a new Centex home in Albuquerque two months ago. We noticed right away that the two trees and some plants were not doing well and we were told to wait...we waited...and they are still doing very poorly. Centex refuses to replace them. They seem to beg us for a high rating when they follow up a month into our purchase - then once they get that - they drop you like a hot potato. I would never buy a Centex home again. From what I've read, they seem to be a fly-by-night outfit that doesn't use any customer service skills after the sale.

I am the person who left the blog at 10:51. I had sent complaints to Centex Corp management about the landscaping issues this morning as well.

About 15 minutes ago the landscaping managers and some other manager (I think he was with Centex) came and looked at the plants and agreed to take care of the matter.

It shouldn't be this hard to find someone to listen - but I'm glad they finally did.

I'm the "Happy Camper". I came home from work today to find my not only just my tree we had asked to be replaced; but they replaced a dying plant as well.

While it took some assertion, and like I said before, it shouldn't be this difficult - we are pleased Centex corporate management went to bat for us to get our landscape fixed.

Hey Happy Camper, I'm in the same boat. I own a new Centex home in So. California, and Centex sucked all the way through purchase process and expected me to give them a rating of '10'.

Well, I didn't when Centex Cust. Care contacted me for a preliminary survey. They were shocked at my responses and are now willing to jump through hoops to get this oh so important '10'.

Wouldn't one think that if a '10' is the goal here, Centex would get a hint and clean up their act.

Norco homes draw lawsuit
CONCERNS: Residents of two areas in secluded hills worry that a nearby lab poses health risks.

For decades, the steep brown hills that separate Norco and Corona from Riverside have hidden top-secret experiments that the government has wanted to keep out of public view.

The seclusion of the Norco Hills drew engineer Frank Wyle to the site in the 1950s, where he expanded Wyle Laboratories from its birthplace in coastal Los Angeles County. The same seclusion, combined with the appeal of expansive views, drew two of the state's largest homebuilders to the area 40 years later.

On Tuesday, the two worlds collided. Ten residents of the new $350,000-and-up homes that dot the Norco Hills filed suit against the developers of the homes, claiming that the builders deliberately concealed from them the risks of living near a space-age testing facility that handles volatile chemicals and some radioactive materials. The lawsuit seeks unspecified punitive damages and an offer from the developers to buy back the homes.

Also on Tuesday, Wyle Laboratories officials outlined plans to shut down the Norco facility in 2003 and move a portion of its operations to a new site in Beaumont. Residents said that had no bearing on the case, and that the lawsuit will continue because they are concerned that contamination left after years of testing will remain after Wyle leaves.

Centex Homes representatives, one of the two developers being sued, said they found nothing to suggest any health risks when they bought the land.

"Since then, no one has shown us any information that says why this site would present a health risk," the company stated in a written response.

Wyle Laboratories was not named in the lawsuit filed in Riverside County Superior Court, although attorney Anthony Lanza said the city of Norco and Wyle Laboratories could be named later. The case has cast an unwanted spotlight on a company that was part of Norco before Norco was a city and that has long prided itself on being a good, albeit low-profile, neighbor.

"We are a company that is quite well-regulated, and we work within our regulations," said Drexel L. Smith, Wyle senior vice-president.

A review of documents from the agencies that regulate Wyle Laboratories shows no major violations in recent years. The company was fined $560 by Cal-OSHA for a lack of preparedness to respond after a tanker exploded while delivering liquid nitrogen to Wyle in September 1991.

Many new residents of the homes along the eastern edge of the Norco-Corona border learned about Wyle Labs at a series of neighborhood meetings late last year, sometimes getting invited to a meeting before they finished unpacking their belongings. Although no one has proven that anyone suffered any health effects from their proximity to the laboratory, concern runs high.

The Norco plant is licensed to handle various volatile compounds -- some carcinogenic-- as well as trace amounts of radioactive material.

"I question the wisdom of the city and the builders to allow residential homes to be built in such proximity to contaminants like that," said T.J. Kawana, a mother of four who moved to Red Rock Way in October.

Smith, a 30-year Wyle veteran, called the 425-acre Norco site "extremely clean" and said residents have nothing to fear.

"We've always controlled what comes on the facility and what goes off the facility," he said. "This has never been a site for hazardous waste disposal."

The lawsuit

The residents' lawsuit targets two of the largest home developers in the United States: Centex Homes, which is building 82 homes in the Norco Hills; and Schuler Homes, whose Western Pacific Housing division is building 217 homes. Centex lists nearly $8 billion in annual revenues while Schuler reports $1.3 billion.

The lawsuit seeks to give residents the option of voiding the purchase of the homes, as well as recouping expenses on landscaping and other improvements, and to impose punitive damages. Some homeowners hope to move, but others said they would stay if further studies show no health risks.

"This lawsuit is an effort to rectify a mass fraud that has been perpetrated on the homeowners in the Norco Hills," Lanza said.

The lawsuit alleges that both developers misled prospective home buyers about the nature of Wyle Laboratories and the potential hazards.

Both developers referred to Wyle in escrow documents as an industrial research facility. The lawsuit says that description downplays the nature of the testing there, which includes experiments on munitions and rocket components.

The suit claims that both Centex and Western Pacific Housing intentionally misspelled Wyle as "Wiley" to throw off people who might want to research the company.

Centex officials did not address specific allegations in the lawsuit, and Schuler Homes officials did not return two calls for comment Tuesday.

State law requires home sellers to disclose any fact that would materially affect the value or desirability of property.

About Wyle

Wyle Laboratories has a rich history in Norco that is largely unknown. A handful of early newspaper articles chronicle the growth of the facility, but residents today remain puzzled over what goes on behind the guard shack.

The company was founded in 1949 in El Segundo and began buying property from Norco livestock ranchers and chicken farmers in the mid-1950s as company officials looked to expand to an area where noisy tests for space and defense contractors would not be noticed.

In the heyday of the Cold War and the Space Race, Wyle Laboratories employed more than 350 people in Norco. Engineers tested components of the Atlas and Minuteman missiles, among other systems, and played a key role in space exploration efforts by simulating outer-space conditions for parts of rockets that flew to Mars and the moon.

During the 1970s and early 1980s, Wyle's focus shifted to the nuclear-power industry. Norco-based engineers tested components of nuclear-power plants by exposing them to conditions such as seismic shaking and steam blasts. Another Wyle facility in Beaumont cleaned, tested and repaired equipment from nuclear power plants.

Licenses filed with the state's Radiologic Health Branch show that the Norco facility has been authorized to handle small quantities of radioactive material for calibration purposes since at least the mid-1970s. Wyle officials have emphasized throughout the history of the company that they never handled anything beyond such small quantities, which they equate to what would be found in a dentist's office.

The company has been allowed as much as 660 pounds of depleted uranium, which is the spent fuel from nuclear power generation and is considered minimally radioactive. A nuclear physicist who reviewed Wyle's permits said the levels allowed in Norco would not pose a threat to residents.

Since the end of the Cold War, most of Wyle's business has come from private companies that need to test equipment in a variety of environments, Smith said. For example, Wyle can test whether a backup power generator at a hospital would survive an earthquake or whether telecommunications equipment would function under various electromagnetic conditions, he said.

Fewer than 50 people now work at Wyle in Norco, and many of the buildings now sit vacant, Smith said.

Wyle -- which has more than 1,600 employees at 15 locations nationwide -- has planned to leave Norco since the late 1980s, Smith said. Company representatives spoke Tuesday in Beaumont, outlining their plans to shut down the Norco facility in 2003, and move some operations to a new site in Beaumont.

The company has had to curtail testing as homes have been built nearby, and the land has become more attractive to developers, Smith said. Norco Economic Development Director Brian Oulman confirmed that the city is negotiating to buy the property, possibly to set aside as open space or a park, although he declined to comment about the status of the negotiations.

Environmental issues

Whether Wyle stays or leaves Norco, its legacy of more than 40 years of tests for the government, defense contractors and other companies likely will remain in soil and groundwater.

Regulatory documents show that Wyle is authorized to handle 12 of the 20 top hazardous substances identified by the federal Agency for Toxic Substances and Disease Registry.

Groundwater monitoring for the Santa Ana Regional Water Quality Control Board in late 1999 detected volatile organic compounds and trichloroethene, a known carcinogen, on the Wyle site that exceeded the levels allowed for drinking water. Groundwater testing was not done off the Wyle property.

Although residents have raised concerns about chemicals at the Wyle site, the fear about radioactivity in depleted uranium has drawn more attention. Experts said depleted uranium is considered more dangerous as a toxin -- similar to lead -- and less of a problem in terms of radioactivity.

Steve Fetter, a University of Maryland nuclear physicist who reviewed Wyle's radioactive materials licenses at the request of The Press-Enterprise, said the isotopes used for calibration instruments would not endanger the public and the depleted uranium would be a hazard only if its powder is blown in the air.

Wyle officials said the depleted uranium is not dispersed into the air, although the company's radioactive materials licenses show that it has been authorized to test depleted uranium projectiles.

Residents disturbed

Residents said they have been disturbed by what they have seen at Wyle: a black skull-and-crossbones flag (since removed) that appeared to denote poisons, a red flag that is flown when ordnance is being tested, and a sign at the Wyle guard shack that shows maximum potential for flammability, health and reactivity risk. The placard, visible from Wyle's Hillside Avenue entrance, is part of a national program to alert firefighters of potential dangers when responding to fires or other emergencies.

But some residents said they are more disturbed by what they can't see at Wyle.

LeRae Spera moved to a four-bedroom house on Carson Lane in April 2001 with her husband and four children. She said she was drawn to the home by the open space for her children, the opportunity to own horses, and the serenity of the Norco Hills.

After seeing the flags and placard, and learning of other potential hazards at the site, Spera said she and and her family moved to a rented townhome half as large as their house.

"In my opinion, until environmental testing proves we are safe, I will not feel comfortable," Spera said.

I have to say that when I first saw the layout, options, and other potential arrangements after viewing what 20 other developments and all of the other Las Vegas developers had to offer I was in love.......since then disillusioned by the stair footing at 5'6 ( average male @6')in the pantry door frame.I'd like to slap the architect that signed those prints> That's just nonsense. The cracking stucco and paint on the balcony/patio cover of the lovely model that people moved into two days after I mentioned it, the terrible beige only base carpet options with outragous costs for upgrades without stain resistance for even $2,500 for just the master suite(naturally with only a two year Centex finish warrenty), not even getting away from beige, beige, and more beige.I don't hate it, just give me some real options for $430,000! Oh, and going through it again with the Master Bath tile and sink since thier supplyer ran out of cultured marble. Speaking to disgrunttled neighbors of a year and more who lost thier back porch cobblecrete pavers due to rain,In Las Vegas!Here that's just poor craftsmanship. From whatI've seen and heard I now know they are at least consistant with thier "OUT OF SITE\OUT OF MIND" motto. I have been forewarned foresure,and I am nervous about hiring an inspecter but will for the peace of mind, but say I still want to go through with this "investment?". How do I get them to jump through hoops and do right by me even if I have to dangle thier approval rating for bait, ehh Cal Gal? It's not like they're the only slap-a-stick developer in this town.

PLEASE HELP!!!!! I just signed a purchase agreement today for a house that has fallen out of escrow for March 24th 2006 and afterwards went inside to look at the house (which is almost built except for the tile and carpet has not been layed) to find that there was stagnant water all over the the concrete floor downstairs and upstrairs in one of the bathrooms (Must have happened today in that I was in the house 2 days ago and nothing. Also, there appeared to not be a leak coming from upstairs though). Although the main water valve was shut off there was a hissing noise that could be heard from the downstairs kitchen/family room area. After calling the sales agent, she called me back saying that the construction manager was already of the problem and that they were sending a plumber over to see what was wrong. Should I be concerned????

Of course the sales people tried to smooth things over by saying this is sometimes "part of the construction process" and that whatever problems that have arised from this will be fixed. I am awaiting to talk to the construction manager tomorrow as the sales people could not answer the question as to what the problem was. The other thing that concerns me is that this house has fallen out of escrow so close to its completion.

Signed an agreement to buy a Centex home in August of 2005 (in Los Angeles). Sales agents lied through their teeth about everything. Centex can't even deliver the home in the 12 months as stated by their contract.
Their original designed called for the top half of my entry closet and a neighbors bedroom to occupy the same physical space. When confronted, Centex reps said the architech "walked off the job", but I suspect he was fired for cause. I would NOT recommend buying from Centex. Currently reviewing legal options (tough with their biased arbitration clause).

I am in the Process of building a home with Centex right now. Please be very careful in each and every step of the Process. This people are not trust worthy and they will say or do anything to have you sign the purchase order.


I am in the process of taking these guys to the court and will be writing the entire story shortly.

I am sort of happy with my centex house in charlotte NC.
However their warranty service is nothing sort of horrendous.
If something is built right, it should last 100's of years OK 50 years. now if centex screws up something and they do quite a bit and you complain. They will come and waffle on when to fix it. Then they will fix it just before the warranty is out or even after (open the complaint before the expiry and they will do it after) but it will be designed to last just till the warranty runs out.
Like for example, the concrete in the patio had pockets (defect in concrete) and built right, a concrete slab would pretty much last 100 years, their fix is to hit it with a hammer and remove the pocket, and then go over it with cement and broom it back.
The "silent" floors they put in the second floor, freaking sound like you're walking on a floor with firecrackers. Their fix is to screw in the thing, right on top of the carpet. Who cares if you even hit a joist. They put nails in the thing instead of screws. But their fix is worse than the problem.
Centex's warranty service is designed to make you stop calling, right after you stop crying.

I purchased a new Centex home in 2000... and I'm still waiting for the long list of issues during the final walk through to be addressed. They were obligated to take care of them all and just never returned. Many phone calls, faxes,and bad dreams... and I finally gave up about 2004. Part of my problem was the high amount of turn over. Every time I communicated with them, it was someone different, and the person that was responsible, was "not longer there".

I have lived in my Centex home for about 2 years now. Generally it has not been a bad experience, but I agree with the comments that you cannot trust the sales reps. I have found that you just have to fight through their BS and call them on it and eventually they will fix the problem. That was not easy since our sales rep talked a mile a minute and would generally filibuster us to wear us down.
One thing I definitely felt screwed on was the financing. Centex promised to pay $4000 of our closing costs if we used Centex Mortgage. Centex Mortgage had a higher rate on the mortgage (about a quarter point), but the math worked out compared to the bank because of the supposed $4000 in closing costs. However, when we finally got the good faith estimate, before the $4000, Centex had about $25 in "seller" closing costs and we had about $8000 in "buyer" closing costs. On the bank loan, we would have had about $2000 in buyer closing costs. So we got screwed on that.
Another example of Centex BS was that our tub was installed incorrectly so that water leaked underneath it and into the closet. The piece of marble/plastic that is in between the lip of the tub and the floor was not underneath the lip. Therefore, the lip of the tub was not supported, and the caulk cracked and water leaked under there. When I told them about it, the answer I got was that you weren't supposed to sit on the edge of the tub because it wasn't designed to support your weight. I told them that was BS and eventually they corrected the problem.
Another typical Centex example is the fireplace, which smoked into the house. When I told them about it, their response was that I needed to open a window because the houses were "built so tight" that the chimney couldn't get a good updraft. I told them that was BS and eventually they had to add about 10 feet to the height of the chimney because it wasn't up to code. About 4 other houses in our neighborhood have had their chimney's raised. Guess those houses were "built tight" too.
I think Centex got in a big hurry to finish our house in time. When they poured the concrete for the driveway and sidewalks, they didn't wait for it to dry enough before running their bobcats over it, so it is all pocked and cracked in various places because of that. Also, the landscaping was slapped together in a big hurry. They just threw the plants into the holes they dug. This is evident because several of the trees are not vertical and are slanted by about 30 degrees or more. They also didn't clear the brick debris away from the base of the house before putting in the flower beds. When planting flowers (like tiny annuals) if you dig about 2 inches below the surface you will find bricks and huge chunks of concrete buried in there.
One thing Centex totally lied about was the neighborhood road development plans. When we bought the house, there was a main road going through a yet part of the neighborhood that had not yet been built (by another builder). Centex told us that a street would be built at the end of our street, which was obvious since you could see the construction. What they didn't tell us was the the main street was going to be cut off and turned into a cul-de-sac so that our street would be the only through street in the neighborhood. Now we have tons of traffic that was not expected.
The salesman tried to get you to think he was trustworthy. If your salesman's name is Chris and he does this left-handed Boy Scout handshake, don't believe a word he says because he's nothing but a f***ing weasel.
Despite all that BS and dishonesty, I am still not THAT against Centex as opposed to any other builder. Let's face it that Centex is not really that high on the list of worst builders to deal with. They are all pretty sleazy really from what I have seen. Just keep in mind that buying from a builder is a lot like stepping into the prison shower. You know what you are getting into, so you better be on guard or you're going to get f***ed!

I've only been in my brand-new fixer-upper for 10 months, but I've already got a list of over 60 defects, half of which were found by Centex area managers during their visit. They "responded promptly" only after I wrote a complaint letter to the CEO in September (nevermind the fact that we'd been putting in work requests almost immediately after moving in). They have managed to fix 6 whole problems, but only after several missed appointments and repeated attempts at making the correct fix. My favorite so far was the problem with the strong fish smell upstairs that they knew was caused by the light fixture. Well, in their mind the way to fix this was to replace the light fixture with ANOTHER IDENTICAL FIXTURE! When I reported that the problem was not fixed, they acted like they did me a big favor by putting in a different fixture. WOW!! I don't even know what to say to people like that... By the way, when I reported another problem that an inspector said was caused by a bad foundation (that's a whole other story), the young Centex guy told me they were doing me a favor by fixing that. Again, the WOW factor...just in case you don't believe the cockiness of this clown, I got him on tape saying this. What a keeper!

Long story short, if you see a Centex or Fox & Jacobs sign, RUN (don't walk) the other way!! Incidentally, I read last week in the paper that Centex sales are down 14% and they've eliminated 40% of their workforce...they call it a "difficult housing market", I call it Karma.

We've had nothing but an incredibly pleasant time working with Centex. When the price of the models on our community dropped, they worked with us to change models to a bigger model. When we went to the selection center, the staff were friendly, efficient and more than happy to point the way toward appropriate upgrades (some of which were the cheaper options than we were originally discussing). I understand that they are a major builder and we are working with them as issues arise. We are also having our home inspected at the four major stages of build and making sure that the problems are fixed prior to the next stage.

Bought a Centex home in San Diego in December 2006. I thought it was a good deal. But now , just over a year since I bought my house, came to realize what a rip-off my deal was. They are now selling the houses for 120K less .....never ever going to buy a house from them again.....looking at legal aspects for suing them for price gauging. Any suggestions/comments are welcome.

Annonymous at 9:42 AM. Are you in Stone Creek Ranch? I'm in the Cimarron area and I'm not happy with Centex. They have continued to raise the price of these houses after every sale, which is expected. Once the last home in the development sells, the property values normally tend to increase dramatically. I bought my house about a year and a half ago, and based on county tax records, I paid less than most people that bought homes the same size. That sounds great right? Wrong. I just found out that Centex has been screwing everyone in this development by way of property value. They have two homes on the market that have been listed for a total of 34 days. Not 90 days, not 180 days, 34 days. Well, I understand the market is tough, but they REDUCED THE LIST PRICE ON THESE PROPERTIES BY $40,OOO. On top of that, they are giving up to 30k in incentives at the design center. Now, that's a pretty tough pill to swallow. Someone just bought the same model as a new construction for $370,000, and Centex has 2 more homes that they just reduced to 299k? I understand that this is a free market economy, and most business can sell their product for whatever they want to. However, the market didn't set the prices in this situation, the builder did. People that bought their homes 2 months after me paid 15k more than I paid for my house. People that bought their homes 2 months after that paid 15k more than they did. If Centex could sell these homes for 299k (that's the list price mind you, and that's before the 30k at the design center), what other reason do they have to keep increasing the prices other than to inflate the value of the properties and pad their pockets as much as possible. You're telling me that Centex can't afford to take a hit on this? How about the 50 families in this development that just watched their property values drop by close to 15%? This is just the beginning. Wait until someone needs to sell their house but can't because they are upside down in it... One foreclosure drops the value of every other property in the neighborhood. The worst part is, I stumbled across this information by accident. I worked with Centex for over four years and can tell you more than you would ever want to know about this company. It used to be a great and loyal company, not anymore. They want to deliver a shotty product for a "reasonable" price and then put a warranty on it. They will fix there mistakes, but they gamble on the numbers. Let's say they build 800 homes, you are paing for that warranty, believe me, it's in the brick & morter, and they figure that they will have a quarter of these with problems. They take the money from the homes that are not having issues and use that to fix yours. They are good for the warranty, but do you want a builder fresh out of college that has no construction experience building your new home? It's really a lady in the office that is building it and the super is there until 10am to make sure everyone shows up. I could break into the Fox line with a razor knife if I needed to. Garbage! I am ashamed to have built these homes...

We got caught up in the housing crash with Centex. What a mess. We could not sell our current house unless we cut our price well below assessment. Centex refused to lower their price on our new house even when we found a house just like the one we would have purchased with them in another development for 100,000.00 LESS. We asked for a release before they broke ground and requested that they refund 1/2 of our 10,000 deposit. Yeah right... They basically laughed at us and refused to give us anything back because "we signed the contract". How can a company in a declining housing market expect customers to pay for something that is not priced correctly? I will NEVER do business with Centex again. They are very unprofessional and I will tell my story to as many people that I can.

In Winter Springs FL. Cannot get in touch w/ Centex Homes warranty service. Every numberfor Centex here is out of order. Water comes into our home through the overhang/eves then runs down the walls and through the baseboards into our home, wetting the carpets & furniture. We bought our home in 2003. Such a new home should not have this issue. Everytime there is a rain storm & no damage to the house.

This is the fourth home I've bought and it is absolutely the worst! Centex construction is not good and they use cheap materials. We had a storm blow through our subdivision and a lot of people got their fences blown down. Centex blamed the contractors, but the materials used are just horrible. I spoke to one of the fencing contractors and he said with the allowed budget, this is all they can buy. Add the fact that centex has dropped the price of houses in my subdivision THREE times since we bought and I'm saying NEVER AGAIN. I'm turning it into a rental and ditching it when the market turns. I will warn anyone and everyone I know!

I bought a 3800sq foot house in San Marcos CA for 775000 in may of 2004. Since then I have had MAJOR plumbing issues with every toliet being replaced and or re-sealed. Also have have more than 3 issues with the main sewage system to the street. The house accross was bought back by centex for plumbing issues. RCR plumbing was the contractor that Centex used and they are not willing to fess up to their mistakes and poor work. Anyone have any good attorneys in the So Cal region?

I'm SO GLAD I found this blog!!!!! My husband and I are in the process of "sealing a deal" with the sales rep and everything I've read in these blogs have validated how I feel about the sales rep. We've gone back to the sales office at least 4 times and everytime there is a price adjustment. They did offer 25K in upgrades and closing costs paid with the buydown mortgage BUT when we were there yesterday with checkbook in hand they said there is premium on ALL lots that did not exist two weeks ago! What the hell???? I told the sales rep I feel like we're getting the ole "bait and switch" treatment and he agreed!!!! We're looking in Howell, NJ and if there is anyone out there that can help us out because at this point, I think we need to just walk away from this builder. Too bad too, we really loved the floorplans and the location near NJ beaches.

Fascia issues again, and again. This is completely Ridiculous. Every time we get a gust of wind my house is falling apart. This fascia issue has to get resolved. Parts are flying off, and other pieces are barely hanging on which cause a loud bang when the wind picks it up and slams it against my house. I have talked to Butch about this in the past. Please get it right this time and fix my house. If this fascia fly off and hits a adult, child or cause damage to a house or vehicle, it will not be the homeowners fault, it will be Centex fault because this is an on going issue and there is plenty of documentation to back it up.

I signed an agreement with Centex to purchase a home last year. When I found out that they had changed the kind of wood they used to frame the home and that they are going with cheaper contractors for upgrade, I did not want to close on the home. Centex threatened to keep my deposit in escrow. By the way, the Commerce Title Company they used, owned by Centex, did not allow me to arbitrate as stated on the contract. They took my money when I refused to close on a home that was built sub-standard. Never buy a home from Centex because their promise are false and their products sub-standard.

We bought a Centex home 7 years ago. In 2003, our 10 year warranty was near the end. So, we contacted Centex because the bay window was "sliding" down and the wood around the window was rotting so badly, one could take their finger and flake the "wood" off. We hired an engineer who told Centex that the design was wrong - and it couldn't be fixed. Centex, on the other hand, convinced us that they would "shore up" the window, re-install the wood, and it would be fine. So, stupidly, we agreed to it. Six years later, we have cracks in the walls due to the propping up the bay window. The wood is rotten again - and we have a big mess on our hands. We called Centex - they basicly told us to suck it up - any "warranty" work that they did was only good until the origial warranty expired. My advice to anybody who owns a Centex home - is get rid of it as quick as you can. That's what we're planning on doing.

I just bought a new home through centex and the experience started out well and went downhill from there. They use cheap labor who do things half-a**ed. And when you do your final walk through and you point out things that need to corrected, they either don't do it or do a patch job that is not worth the effort they put forth. I had them cover screw holes in wall/dry wall that had been missed and that had been the only problem with the wall but when i finally moved in the was a large gouge in the wall that hadn't been there before. They are spiteful because I didn't use their finance company and I used my own mortgage broker and using a va loan needed to have inspections done but they said it was too late and somehow snuck in a clause stating i had refused to do these inspections. now i have to redo walls myself. I choose to do this because i don't trust how well they do their construction. Like i said half-a**ed and so bad my 11 year old could do better'

They come off as professional and friendly, but when it comes to quality and standing behind their work... it's just not there.

If you’re a potential buyer-honestly, PLEASE….. Please – Please – Please…. DON'T BUY A WAYNE HOME.

This is my first blog and I am using it to vent my frustration with Centex/Pulte. We retired in 2008 and moved to Potomac Green 13 months ago. What a mistake! Centex/Pulte did not build our new home, they threw it together. We had more service problems in our first month than we had in the homes we lived in over the past 40 years.

The quality of our home and the service provided by Centex/Pulte STINK! If the market was better we would put a "For Sale" sign in the yard and get as far away from Centex/Pulte as possible. The community is wonderful but the home quality is below acceptable.

From fit and finish, crooked walls, warped moldings, faulty appliances and electrical, anyone interested in buying a new home should avoid Centex/Pulte at all costs.

We bought a Centex home 2 years ago in the high priced section of a development with 3 different price level sections. We were told and shown the plans of the development and told only homes at that price point would be built there. Now, Centex/Pulty is building homes priced at 100K less in the section. I dont have to explain what that is doing to my home value much less tha the whole neghborhood value. They have intentionally, deliberatly and knowingly ruined our home value beyond what the economy has. The economy will return, the $100k smaller homes will not. Centex has other masive available land in the less priced area they could build, but they chose to build them in the higher priced area.
Has anyone else experienced this and what action has been taken for compensation against Centex in simular situations?

DO NOT I REPEAT DO NOT BUY A HOME FROM THEM! 8 hours of no heat and it is 14 deg.\'s out side. 3 phones calls and same answer(someone will call you). It is after 6pm on a Friday night and you know know one is coming now. I just had to pay cash to a stranger to fix my heat so my daughter wouldn\'t freeze to death. Could not just leave as we have pets and was afraid of all my new appliances freezing up solid!

I would never buy a Centex home. Now the same company became Pulte. Beware. We signed a purchase contract with Centex to build our home in Black Oak, Rocklin. Centex advertised to use better than standard materials to build with like Kiln wood for framing. The men from Centex informed that to profit more, they were using nearly minimum standard materials to build build with. I
complained to Centex and asked for my deposit back. They used our deposit to force us into buying their homes. We lost deposit, but at least we did not get the lemon. Well, Centex did a lot of unprofessional things the last couple of years by deceiving consumers. So obviously, it sold it's company to Pulte. The same criminals that work with Centex is now with Pulte. The criminals that work for Centex is now with Pulte.
