I can’t wait till the battle is over so that I cont publish my personal experiences.  I have a coworker who is also involved in legal battles.  I’ve talked with neighbors (strangers) who own Wayne Homes.  The response is always the same.  Either they are in legal battles or have extreme problems.&lt;br /&gt;&lt;br /&gt;A word of caution, if you have already purchased beware of the arbitration clause in your warranty…. It’s used like a shield.  This warranty protects them - NOT YOU.  You will be forced to accept EXTREMELY poor repairs regardless how many times it takes them to get it (maybe) right.&lt;br /&gt;&lt;br /&gt;They come off as professional and friendly, but when it comes to quality and standing behind their work... it&amp;#39;s just not there.  &lt;br /&gt;&lt;br /&gt;If you’re a potential buyer-honestly, PLEASE….. They use cheap labor who do things half-a**ed. And when you do your final walk through and you point out things that need to corrected, they either don&amp;#39;t do it or do a patch job that is not worth the effort they put forth. I had them cover screw holes in wall/dry wall that had been missed and that had been the only problem with the wall but when i finally moved in the was a large gouge in the wall that hadn&amp;#39;t been there before. They are spiteful because I didn&amp;#39;t use their finance company and I used my own mortgage broker and using a va loan needed to have inspections done but they said it was too late and somehow snuck in a clause stating i had refused to do these inspections. now i have to redo walls myself. I choose to do this because i don&amp;#39;t trust how well they do their construction. In 2003, our...</title><content type='html'>We bought a Centex home 7 years ago.  In 2003, our 10 year warranty was near the end.  So, we contacted Centex because the bay window was "sliding" down and the wood around the window was rotting so badly, one could take their finger and flake the "wood" off.  We hired an engineer who told Centex that the design was wrong - and it couldn't be fixed.  Centex, on the other hand, convinced us that they would "shore up" the window, re-install the wood, and it would be fine.  So, stupidly, we agreed to it. Six years later, we have cracks in the walls due to the propping up the bay window.  The wood is rotten again - and we have a big mess on our hands.  We called Centex - they basicly told us to suck it up - any "warranty" work that they did was only good until the origial warranty expired.  My advice to anybody who owns a Centex home - is get rid of it as quick as you can. When I found out that they had changed the kind of wood they used to frame the home and that they are going with cheaper contractors for upgrade, I did not want to close on the home. Centex threatened to keep my deposit in escrow.  By the way, the Commerce Title Company they used, owned by Centex, did not allow me to arbitrate as stated on the contract.  They took my money when I refused to close on a home that was built sub-standard. This is completely Ridiculous.  Every time we get a gust of wind my house is falling apart.  This fascia issue has to get resolved.  Parts are flying off, and other pieces are barely hanging on which cause a loud bang when the wind picks it up and slams it against my house.  I have talked to Butch about this in the past.  Please get it right this time and fix my house. My husband and I are in the process of "sealing a deal" with the sales rep and everything I've read in these blogs have validated how I feel about the sales rep.  We've gone back to the sales office at least 4 times and everytime there is a price adjustment.  They did offer 25K in upgrades and closing costs paid with the buydown mortgage BUT when we were there yesterday with checkbook in hand they said there is premium on ALL lots that did not exist two weeks ago!  What the hell????  I told the sales rep I feel like we're getting the ole "bait and switch" treatment and he agreed!!!! We're looking in Howell, NJ and if there is anyone out there that can help us out because at this point, I think we need to just walk away from this builder. Since then I have had MAJOR plumbing issues with every toliet being replaced and or re-sealed. Also have have more than 3 issues with the main sewage system to the street. The house accross was bought back by centex for plumbing issues. RCR plumbing was the contractor that Centex used and they are not willing to fess up to their mistakes and poor work. Centex construction is not good and they use cheap materials.  We had a storm blow through our subdivision and a lot of people got their fences blown down.  Centex blamed the contractors, but the materials used are just horrible.  I spoke to one of the fencing contractors and he said with the allowed budget, this is all they can buy.  Add the fact that centex has dropped the price of houses in my subdivision THREE times since we bought and I'm saying NEVER AGAIN.  I'm turning it into a rental and ditching it when the market turns. Water comes into our home through the overhang/eves then runs down the walls and through the baseboards into our home, wetting the carpets &amp;amp; furniture. We bought our home in 2003. Such a new home should not have this issue. What a mess.  We could not sell our current house unless we cut our price well below assessment.  Centex refused to lower their price on our new house even when we found a house just like the one we would have purchased with them in another development for 100,000.00 LESS.  We asked for a release before they broke ground and requested that they refund 1/2 of our 10,000 deposit.  Yeah right... They basically laughed at us and refused to give us anything back because "we signed the contract".  How can a company in a declining housing market expect customers to pay for something that is not priced correctly?  I will NEVER do business with Centex again. It used to be a great and loyal company, not anymore. They want to deliver a shotty product for a "reasonable" price and then put a warranty on it. They will fix there mistakes, but they gamble on the numbers. Let's say they build 800 homes, you are paing for that warranty, believe me, it's in the brick &amp; morter, and they figure that they will have a quarter of these with problems. They take the money from the homes that are not having issues and use that to fix yours. They are good for the warranty, but do you want a builder fresh out of college that has no construction experience building your new home? It's really a lady in the office that is building it and the super is there until 10am to make sure everyone shows up. I could break into the Fox line with a razor knife if I needed to. Garbage! They have continued to raise the price of these houses after every sale, which is expected. Once the last home in the development sells, the property values normally tend to increase dramatically. I bought my house about a year and a half ago, and based on county tax records, I paid less than most people that bought homes the same size. That sounds great right? Wrong. I just found out that Centex has been screwing everyone in this development by way of property value. They have two homes on the market that have been listed for a total of 34 days. Not 90 days, not 180 days, 34 days. Well, I understand the market is tough, but they REDUCED THE LIST PRICE ON THESE PROPERTIES BY $40,OOO. On top of that, they are giving up to 30k in incentives at the design center. Now, that's a pretty tough pill to swallow. Someone just bought the same model as a new construction for $370,000, and Centex has 2 more homes that they just reduced to 299k? I understand that this is a free market economy, and most business can sell their product for whatever they want to. However, the market didn't set the prices in this situation, the builder did. People that bought their homes 2 months after me paid 15k more than I paid for my house. People that bought their homes 2 months after that paid 15k more than they did. If Centex could sell these homes for 299k (that's the list price mind you, and that's before the 30k at the design center), what other reason do they have to keep increasing the prices other than to inflate the value of the properties and pad their pockets as much as possible. You're telling me that Centex can't afford to take a hit on this? How about the 50 families in this development that just watched their property values drop by close to 15%? This is just the beginning. Wait until someone needs to sell their house but can't because they are upside down in it... One foreclosure drops the value of every other property in the neighborhood. The worst part is, I stumbled across this information by accident. Most people in this neighborhood have no idea the working that we're getting by the people that provided us with our most valuable possession... When the price of the models on our community dropped, they worked with us to change models to a bigger model.  When we went to the selection center, the staff were friendly, efficient and more than happy to point the way toward appropriate upgrades (some of which were the cheaper options than we were originally discussing).  I understand that they are a major builder and we are working with them as issues arise. They "responded promptly" only after I wrote a complaint letter to the CEO in September (nevermind the fact that we'd been putting in work requests almost immediately after moving in).  They have managed to fix 6 whole problems, but only after several missed appointments and repeated attempts at making the correct fix.  My favorite so far was the problem with the strong fish smell upstairs that they knew was caused by the light fixture.  Well, in their mind the way to fix this was to replace the light fixture with ANOTHER IDENTICAL FIXTURE!  When I reported that the problem was not fixed, they acted like they did me a big favor by putting in a different fixture.  WOW!!  I don't even know what to say to people like that...  By the way, when I reported another problem that an inspector said was caused by a bad foundation (that's a whole other story), the young Centex guy told me they were doing me a favor by fixing that.  Again, the WOW factor...just in case you don't believe the cockiness of this clown, I got him on tape saying this.  What a keeper!&lt;BR/&gt;&lt;BR/&gt;Long story short, if you see a Centex or Fox &amp; Jacobs sign, RUN (don't walk) the other way!! Generally it has not been a bad experience, but I agree with the comments that you cannot trust the sales reps.  I have found that you just have to fight through their BS and call them on it and eventually they will fix the problem.  That was not easy since our sales rep talked a mile a minute and would generally filibuster us to wear us down.  &lt;BR/&gt;One thing I definitely felt screwed on was the financing.  Centex promised to pay $4000 of our closing costs if we used Centex Mortgage.  Centex Mortgage had a higher rate on the mortgage (about a quarter point), but the math worked out compared to the bank because of the supposed $4000 in closing costs.  However, when we finally got the good faith estimate, before the $4000, Centex had about $25 in "seller" closing costs and we had about $8000 in "buyer" closing costs.  On the bank loan, we would have had about $2000 in buyer closing costs.  So we got screwed on that.&lt;BR/&gt;Another example of Centex BS was that our tub was installed incorrectly so that water leaked underneath it and into the closet.  The piece of marble/plastic that is in between the lip of the tub and the floor was not underneath the lip.  Therefore, the lip of the tub was not supported, and the caulk cracked and water leaked under there.  When I told them about it, the answer I got was that you weren't supposed to sit on the edge of the tub because it wasn't designed to support your weight.  I told them that was BS and eventually they corrected the problem.&lt;BR/&gt;Another typical Centex example is the fireplace, which smoked into the house.  When I told them about it, their response was that I needed to open a window because the houses were "built so tight" that the chimney couldn't get a good updraft.  I told them that was BS and eventually they had to add about 10 feet to the height of the chimney because it wasn't up to code.  About 4 other houses in our neighborhood have had their chimney's raised.  Guess those houses were "built tight" too.&lt;BR/&gt;I think Centex got in a big hurry to finish our house in time.  When they poured the concrete for the driveway and sidewalks, they didn't wait for it to dry enough before running their bobcats over it, so it is all pocked and cracked in various places because of that.  Also, the landscaping was slapped together in a big hurry.  They just threw the plants into the holes they dug.  This is evident because several of the trees are not vertical and are slanted by about 30 degrees or more.  They also didn't clear the brick debris away from the base of the house before putting in the flower beds.  When planting flowers (like tiny annuals) if you dig about 2 inches below the surface you will find bricks and huge chunks of concrete buried in there.&lt;BR/&gt;One thing Centex totally lied about was the neighborhood road development plans.  When we bought the house, there was a main road going through a yet part of the neighborhood that had not yet been built (by another builder).  Centex told us that a street would be built at the end of our street, which was obvious since you could see the construction.  What they didn't tell us was the the main street was going to be cut off and turned into a cul-de-sac so that our street would be the only through street in the neighborhood.  Now we have tons of traffic that was not expected.&lt;BR/&gt;The salesman tried to get you to think he was trustworthy.  If your salesman's name is Chris and he does this left-handed Boy Scout handshake, don't believe a word he says because he's nothing but a f***ing weasel.&lt;BR/&gt;Despite all that BS and dishonesty, I am still not THAT against Centex as opposed to any other builder.  Let's face it that Centex is not really that high on the list of worst builders to deal with.  They are all pretty sleazy really from what I have seen.  Just keep in mind that buying from a builder is a lot like stepping into the prison shower. They will come and waffle on when to fix it. Then they will fix it just before the warranty is out or even after (open the complaint before the expiry and they will do it after) but it will be designed to last just till the warranty runs out.&lt;BR/&gt;Like for example, the concrete in the patio had pockets (defect in concrete) and built right, a concrete slab would pretty much last 100 years, their fix is to hit it with a hammer and remove the pocket, and then go over it with cement and broom it back.&lt;BR/&gt;The "silent" floors they put in the second floor, freaking sound like you're walking on a floor with firecrackers. Their fix is to screw in the thing, right on top of the carpet. Who cares if you even hit a joist. They put nails in the thing instead of screws.
